FEATURED NEW COURSE AND URBAN DESIGN PROJECTS

PECAN VALLEY PLANTATION & CONFERENCE CENTER – ALBANY, GA
Description: This plantation themed hotel/conference center features 36 holes of golf, 18 of which winds through a square mile of existing mature pecan trees in a grove that produces over $1 million worth of pecans annually. The other 18 will be a contrasting links-style course that meanders throughout an additional 800 acres of grasslands and quail habitat. Obviously, this acreage comprises a large portion of the hunting preserve, which is a major feature of the golf and hunting resort. Albany is the “quail capital” of the nation and the many plantations along “Plantation Row” have featured excellent quail hunts for many years. In addition to bird hunting, trap, skeet, and a sporting clay course for the sportsman are also provided. Also featured are a spa and wedding facilities, as well as various old plantation experiences such as a smoke house, carriage rides, formal gardens, and equestrian activities. Proposed budget: $15 million for 36 holes.

SWINGING BRIDGE GOLF RESORT & CONFERENCE CENTER – BRANSON, MO
Description: This 18-hole golf resort and conference center is located directly on Table Rock Lake and has over 1.5 miles of frontage. The signature hole, #17, a par three, sits on a rocky peninsula protruding into the lake with 20-40 foot cliffs on all sides and a “swinging bridge” option for golfers who hit the green. A private marina for residents and hotel guests will also be the terminal for dinner and cocktail cruises daily to the shows in Branson. Hotel villas, limited timeshares, and 70 exclusive lots will also complement the 100 room hotel and 10,000 sq. ft. conference facility. Proposed budget: $8.5 million (hard cost).

ONEOK BALL PARK – TULSA, OK
Description: Attached urban design concept for a downtown ballpark and surrounding redevelopment resulted in the successful relocation of the Tulsa Drillers to this site in downtown Tulsa. The design concept and plan culminated an eight year effort to align diverse neighborhood interests, the Greenwood Chamber of Commerce, and the necessary political will to create this ballpark as a part of downtown revitalization. The ultimate selection of this unique and historic site along with the adjacent development concepts and opportunities has added significant redevelopment buzz and vitality, although the ballpark itself has only been under construction for a few months. Ballpark budget: $39.2 million.

DIAMOND HILLS GOLF & COUNTRY CLUB – ADA, OK
Description: Very unique 18-hole golf and real estate development located on 250 acres of perfect golf terrain at the edge of Ada, OK. Site has great sandy loam soils and gently rolling slopes with specimen pecan trees scattered about. Lot development totals 186 lots with 83% on ridges and hilltops looking down on the course. Site also has a +/- 10 acre existing lake for irrigation and is bordered on two sides by future park land and regional water supply lake. Budget: $4 million.

SKIATOOK LAKE RESORT & CONFERENCE CENTER – SKIATOOK, OK
Description: An 18-hole championship golf course and hotel/conference center located in the suburban metro Tulsa area. The hotel component comprises 100 rooms with another 100 rooms located in villas on a ridge overlooking the 4th and 18th holes. Site has natural waterfalls and rock outcroppings located among pure strands of blackjack oak and hickory. A 331 boat slip marina complements a 10,000 sq. ft. conference center just 25 minutes from Tulsa International Airport. Although significant discussion concerning a casino operation adjacent to the hotel has been ongoing, the development works quite well as an “in town” resort, conference center, and a business outing type golf course. Proposed golf budget: $7 million (hard cost.)

PRYOR CREEK GOLF CLUB – PRYOR, OK
Description: This project involves an 18-hole addition and clubhouse relocation to the existing course within the 800 acre site. In addition to a new clubhouse and new 18 holes, the existing course will be rerouted and renovated into the best nine holes along the spring fed creek. A complete learning center and First Tee facility will be located at the “new” clubhouse location. This project will be phased over a few years and will eventually include various residential areas as well as parks and nature trails. Budget: $8 million.
